Hi all, We have just sold our UK house as we have relocated to Italy. We left the UK at end of March 2023 and have just sold the house STC. Its likely to be completed in July, all being well. The house was our only property and our main residence in the UK. I am a UK citizen and my wife is Italian, We have both been working full-time in the UK for the last +10 years, my wife now works full-time in Italy, but i am currently unemployed. I have parents and other family still living in the UK, and we will visit them but don't expect this to be more than a couple of weeks a year. My question is, will we have to pay CGT (or any other tax) on the sale of the house in the UK?

Hi,
If the UK property was your main residence for the whole period of ownership, then there is no capital gains liability.  
If not, then you can claim private residence relief for each month the property was your main residence, plus a further 9 months over the total number of months the property was owned.

As you will be not resident in the UK at the time of the disposal, you will be required to declare the disposal, even if not gain arises.
