I own my house since Feb 2013. during the pandemic I moved out to be with my partner and rented my property out (since October 2020). I am now (March 2025) going to move into it again as circumstances have changed. I intend to live there for good until I downsize some time in the future. What would be the CGT situation when I eventually sell - my profit since 2013 is currently Likely to be around £250k. I am single.

Hi,
It is likely that you will have capital gains tax to pay when you dispose of the property.  
When you dispose of the property, you will be able to claim private residence relief for the period that the property was your main residence.  
You do not qualify for this relief for the period you rented the property out.  
Have a look at HS283 Private Residence Relief (2024) for more information.  
There is a capital gains calculator at Tax when you sell property to help you work out your gain.
