new rental property and taking out a mortgage as a buy-to-let investment. I would like to know if I can claim expenses for property refurbishment since the house is not in great condition. The necessary work includes moderate replacements such as windows, floors, kitchen, and bathroom. Should these expenses be classified as property repairs or capital asset purchases? I have all the invoices and documents available.

Hi,
I refer you to PIM2030 available at PIM2030 - Deductions: repairs: is it capital? section titled ‘ Repairs after a property is acquired’ gives examples of when the expenditure would be capital in nature rather than revenue.
