Hello, I am a recent landlady and have queries about allowable expenses: 1. I made some changes to the boiler flu and hob to improve gas safety as recommended by the boiler engineer, before my tenants moved in but for the purposes of their tenancy (just two weeks before they moved in). Can this be added as an allowable expense? 2. Following a recent service, the gas engineer said the boiler needs to be replaced because it is over 20 years old and parts are no longer available. Is this an allowable expense and under which category? Thank you, Alexia

Thank you for your question both of these amounts are allowable expenses and could be shown under Property repairs and maintenance.
