I own property and I receive rental income from the property. I also received dividends from a property company. Can I claim property allowance on the property I own outside of the property business?

Hi ,
 
No If you receive income from Real Estate Investment Trusts (REITs) and Property Authorised Investment Funds (PAIFs) dividends and distributions please put these amounts in box 17 on page TR 3 of your main tax return. 

The £1,000 property income allowance cannot be used against income from either of those sources.

If I claim the £1000 property income allowance, does this mean that I can't claim for my rent or is it just my property repairs and maintenance that I can't then claim?
