Hello I’m looking to buy a house (currently rent , but have previously owned) in the UK for £282,500. The house is a residential property, which is currently empty and has planning permission to demolish and replace with a new updated for like dwelling. Attached to the house is some land which is currently used by farmers on an AHA tenancy, but this will cease the day before completion, so what I buy is purely residential, and only used for such. Based on the above, for SDLT purposes, is it correct to calculate SDLT as residential or non residential? Thanks
