Dear HMRC, If I were to buy a property which briefly becomes my sole and main resident prior to moving abroad, and I decide to put a new bathroom and a kitchen into the house then rent it out 4–6 months later, would I still be able to claim tax relief on these expenses even though they may fall in a previous tax year. Dear all, Please, would you kindly confirm my understanding is correct. Before I leave the UK, I can fill out a P85 form. Any income earned via rental property, one must fill out a SA100, SA105 and SA109 on an annual basis using a 3rd party Commerical software. Thank you -

NRL Scheme
Dear All, Would you kindly confirm if I have this correct I assume a letting agent will deduct and pass on the basic tax rate to HMRC on a quarterly fashion and at the end of the year they will provide a document explaining how much tax you have paid. When I come to do my tax returns, I can state the tax which was paid and any further deductions such as necessary tests and any key maintenance prior to or during the tenancy to make the home acceptable for habitation within a tax year (April to April) I assume I must evidence the bills or will you ask if you need further clarifications? Thank you -

Thank you for reply thus far. However, would you kindly confirm the following: if my wife (a permanent resident of the UK) and I ( A British Citizen )will we be able to use our taxable allowances when we live abroad when we do our UK tax returns. Also, please confirm the following I assume it's the letting agent's role under the NRL scheme to collect and pay the tax due on non-resident landlords rental income on a quarterly basis. I also assume that when the Landlord completes their tax returns at the end of the year, any tax refunds that are calculated will passed back to the landlord by HMRC via their chosen method of payment. I await your reply so that I understand the NRL scheme and how tax and refunds are calculated. -
Tax from rental property living abroad.
Hello there, My wife and I are considering renting my house out if I live abroad, and if I do, We will be using a letting agent. Qu1)My wife is a permanent residence of the UK but a citizen of the South Korea, whereas I am a British Citizen. Will this effect our personal tax allowances when we do our tax return forms aid if so how? Qu2)Please can you confirm that we should fill out the SA100 and the SA109 and SA105 forms when we do our tax returns each year in order to calculate the right amount of Tax owed using either an accountant or 3rd party software? Qu3)As the letting agent will deduct tax from the start, which form would we need to fill out for a refund? QU4)Lastly as the property is owned equally by both my myself and my wife I assume it's fine to divide our income from rental property between my wife and myself on the tax return ? Thank you for your reply. I also have a government gateway user id can I continue to use this ? I note that the tax will be automatically deducted via the letting agent. Will they deduct this straight away, or after we have exceeded the personal tax threshold? Am I correct in thinking that I will not have to do a tax return if the rent obtained doesn't exceed both my and wife's personal tax allowance ? I am sure that due to the house being in both my wife and my name, Hence HMRC can see a 50/50 split. Does a SA109 form need to be filled out every year you leave the UK, or just once when you leave.
