  • Allowable Expenses before short-term letting

    I purchased a brand new 2-bedroom flat around 10 years ago and lived there until last year. I recently moved away from the UK and decided to market that property as a short-term furnished let. With this in mind, I've incurred a number of expenses to get the property back to a "like new" state, but I have a couple of doubts that I'd like to have clarified, if possible: A) For the 10 years whilst I was living there, I used the 2nd bedroom as an office, but since leaving the country I've decided to repurpose the 2nd bedroom, so I've had to buy a new bed, a new mattress, a bedside table, etc - the usual furniture you'd expect to see in a bedroom. Would these type of expenses be an "Allowable Expense" to deduct from my Rental Income? B) I've also had to replace a number of old domestic items like kitchenware, vaccuum cleaner, dining table chairs, etc. to be able to market the property in a modern condition. Would these type of expenses be an "Allowable Expense" to deduct from my Rental Income? I understand that these expenses should not be considered as "capital expenditure" and should be allowable deductions in the self-assessment. I would appreciate confirmation if my understanding is correct. Many thanks.
