I have a btl property, rented out for 17 years, and now my son is living there as his main residence. For the time he is living there, can I claim residential relief for the time he is there when selling as he is a member of my family and I am not charging him rent?

Hi Ranny Sahota,
No.  For Private Residence Relief to apply, it would need to be your main residence.
As it's not, no relief is available.
Please have a look at:
HS283 Private Residence Relief (2023)
Thankyou
