My parents who are Japanese citizens living in Japan are thinking of gifting me their property which they own in Germany. It's worth about EUR250,000. 1) Do I have to pay any gift tax when I receive it? 2) Do I have to pay capital gains tax when I subsequently sell it? 3) Do I have to pay any kind of tax if I then transferred the money from the proceeds to the UK?

Hi InterestedInTax,
1.There is no tax for you to pay on the actual transfer but you parents may wish to check if they are due to pay Capital Gains Tax
2. Yes you will be liable to Capital Gains Tax if/when you sell the property and it has not been your only and main residence
3. Yes you will need to declare it:
Please see guidance here:
Paying tax on the remittance basis (Self Assessment helpsheet HS264)
Thank you.
