Hi, I'm in the process of calculating CGT on disposal of 2nd home, and have a question regarding PRR. Does the last 9 months of ownership ALWAYS qualify as a PRR period, even if I have never lived (as a main residence) at the property during the period of ownership? The property is a small terraced property, has never been let or used for business purposes, and was not purchased for financial gain. It was transferred to me as a gift by a parent some years ago. Thanks in advance.

Hi,

PRR is only applicable if you have lived in the property as your main residence at some point during onnership. Based on your scenario then there is no PRR available to claim.
