Gifting a property in two parts

My wife and I own a property that we let out. We want to gift it to our son. We also want to reduce our CGT liability. Is it permissible to transfer the property in two parts so as to maximise use of annual exemptions? So transfer 50% on 31st March and the other 50% on 10th April? Thanks
