Hello, My mother wants to transfer her only property to me and move in with my brother. The property is only worth £230,000 and she has always lived in this property. She bought the property for around £46,000. If she transfers as a gift would there be any capital gains tax? Thanks Mo

She doesnt have any other assets. I do not have any other assets either.

Hi,
If your mum transfers the property to you, then she may have a capital gain tax liability, but this may be offset or eliminated by private residence relief.  
There is a calcuator below to help work out if there is a gain.
