I have just sold a second property. I installed a full modern central heating system that replaced a coal fire that heated the hot water. The property was not rented and no previous claim has been made for tax relief. The selling agents confirm that this did substantially increase the value of the property. Can this cost be offset against my CGT liability?

Yes it can be offset as it is classed as an improvement.
