Scenario: Divorced 15 months but unable to sell matrimonial home (first sale fell through, then repairs needed and no offers since March despite dropping the price twice). We both still live in the matrimonial home. I would like to put in an offer on another property but then I'd own 2 properties. Would I be liable for CGT on the matrimonial home (in which I've lived for 20+ years, never lived elsewhere, let the property, etc.) and, if so, are there any time limits. For example, I notice various references to 9 months, 2 years (which may relate to being unable to sell the matrimonial property) and even 3 years is mentioned somewhere. I'm rather confused as to what the actual rules are. Many thanks

Hi,

This depends on if, or, when the matriminial home sells. You would be due Private Residence Relief for the time you lived in the property to reduce any potential charge due.
