Hi there, I’m about to obtain a consent to let from my mortgage company so that I can rent my 1 bedroom flat out. Does HMRC consider me a live-out landlord or can I use the rent-a-room scheme? In the rent-a-room guidelines it says it cannot used if you are living abroad. Does that imply it can be used if you’re not in your property, but living in the UK? This is my only property.

Hi there, This is the only property I own. I'm temporary relocating within the UK for work and I've obtained a consent to let from my mortgage lender and I'll be renting out the entire property. Thanks
