Hi, Currently looking to get rental income from a property in the UK. I do not have a national insurance number, and I cannot get one because I do not live or have right to work in the UK. All the online processes for getting NRL1 or setting up UK Self Assessment Tax returns require a national insurance number. I have tried appointing a relative to manage my UK SA (which would allow sorting both NRL1 and SA), but this also requires a national insurance number. So is there any way for someone like me (non-resident without national insurance number) to manage my UK tax (which is only the income from this single rental) WITHOUT having to rely on an estate agent or tenant as intermediary? Thank you, NHN

I am the non resident landlord, I bought a property to let, I applied NRLA, and got the UTR number.
However, I do not have the National Insurance as I do not love and work in the UK.
I cannot do the Tax assessment online. I have to post SA105 from, correct ?
In the SA105 form, can the following expense be deducted as rental expense?
1. After I bought the new build property, I installed the curtains.
It took 2 months to rent out. The property was vacant, and I paid the Gas Electricity, and also the council Tax during this period.
Can all these expenses be deducted?
2. The letting agent's inspection fee and SNAG report Charge can be deducted ?
3. The air-ticket expense from my home country to UK can be deducted ?
Thank You.
