The property I am renting out, the roof has been invased by squirrel family. They have damaged the soffits, fascia and guttering, and making the roof insulation stinks I have been quoted the roof insulation to be changed, soffits fascia and guttering to be replaced, and works has been done to keep out the squirrel in total £13640 May I know if this can be deduct from the expenses ?

Hi,

As you are only maintaining the value of the property, not increasing the value of the property, you can claim the cost of these replacement and repairs as expenses.

Hi OW,
The expense you can claim per year is the value incurred, there is no upper limit value. 
Alternatively an individual may claim the flat rate of £1000 property allowance, please see:
