Trying to find a clear answer for this situation. I'm purchasing an one-bedroom flat and will have a mortgage solely in my name. My girlfriend will live with me in this flat once the transaction is complete. We're in the process of drawing up a declaration of trust or a cohabitation agreement. We're figuring out what would be the best way to share the cost of living. If my girlfriend transferred me money monthly for her share of the cost of living expenses (half of the utility bills and a quarter of my housing cost including mortgage repayment, ground rent, and service charge), would these transfers be taxable as income tax or any other tax? We're unmarried and are not in a civil partnership either. Many thanks for your answer.

Hi ,
 
If you are both intending to live in the property as a home, and you will not be renting out the entire property or
part of the property as a source of income, then there are no tax implications.

You are taking out a mortgage so that you can have a place to live, not so that you can generate rental profit.

Your girlfriend would be contributing to your joint living costs. 

You would not be making a taxable gain, you would simply be receiving a contribution towards the cost of owning and running your home.
