Hi There, I am a sole owner of a property with mortgage which is also in my name. Me and my wife are now buying another property, both of us are on mortgage and property deeds. We will be letting out the first property which is in my name. I will take a buy to let mortgage on the property. I pay higher rate income tax, and my wife pay lower rate. I would like to transfer 100% rental income to her, as she will be taking care of the property. Can you please suggest how do I do this? Do we need to pay any SDLT for transferring the rental income to my wife. Many thanks

Hi,
By completing a Deed of Assignment you can assign the beneficial interest in your property to your wife, while retaining beneficial ownership. Please keep a copy of the Deed of Assignment as HMRC may request to see it in the future.
