Hello We are currently converting our garage into a granny annex for a parent. The annexe is located in the garden with its own front door and isnt attached to the main house. It will have a bedroom, bathroom and living area but the kitchen space will just have a sink and no facilites to cook, meals will be provided by us from the main house. The utility supplies are also fed fromt he main house. I have read that self contained annexes are not eligible for the rent a room scheme but as this is not self contained would it be eligable? Thank you for your question.

To use the rent-a-room scheme the accommodation must form part of your main residence.

As the annex will be a separate residence then it will not qualify.
