Hello, I am letting my flat in the UK while working overseas. I understand that the following are allowable property expenses, please can you confirm this and whether these categories are correct? 1. Electrical Installation Condition Report (Property repairs and maintenance?) 2. Gas Safety Certificate (Property repairs and maintenance?) 3. Inventory of property (Legal, management and other professional fees?) 4. Consent to let from mortgage provider (Other allowable property expenses?) 5. Consent to let from freeholder (Other allowable property expenses?) Many thanks in advance for your help.

Thank you for your question.

You can deduct expenses from your rental income when you work out your taxable rental profit as long as they are wholly and
exclusively for the purposes of renting out the property.
