I used an Offset Mortgage to purchase a buy to let property. Because I have offset the mortgage amount and interest incurred cost against savings can I claim interest incurred and interest offset as a letting expense.?ie if the mortgage is £100 and I have offset £80 of this with savings can I claim the interest incurred on £20 and interest on £80 at the prevailing mortgage rate? I have tried asking this in webinars but not got an answer

Hi,

If the mortgage is used on a property within your letting business, then the mortgage interest may be a claimable expense. However, in this case, as the savings are used to offset against the mortgage interest you would normally be charged, this would make it disallowable and only the equivalent of £20 would be claimable, as the savings are prohibiting you from incurring such interest in the first place.
