I'm in the process of considering buying a property in Scotland, but I already own a property in Ukraine that I bought for less than £40,000 back in 2019. I'm a bit confused about the tax implications, particularly regarding the Additional Dwelling Supplement (ADS) charge. From what I understand, the ADS charge applies to the purchase of additional residential properties in Scotland with the following conditions: - you buy a residential property in Scotland and you already own one or more residential properties anywhere in the world - if there are two or more buyers: if any buyer already owns one or more residential properties anywhere in the world - you are not replacing or selling your ‘only or main’ residence However, I'm unsure if this would apply to me since my existing property in Ukraine was bought for less than £40,000. https://revenue.scot/taxes/land-buildings-transaction-tax/additional-dwelling-supplement-ads suggests that 'Each residential property is only counted if it has a value of £40,000 or more' but it's not clear to me whether it's about new properties or existing ones. Furthermore, there's a possibility that my existing property has appreciated in value since 2019. Unfortunately, due to the ongoing war in Ukraine I'm not sure how to accurately assess the current value of the property. I would greatly appreciate any advice or insights on this matter.
