I currently own my own house (bought as a first time buyer) and I live in it alone. I am buying a second house to move into as my main residence and will not be selling my first house. I understand I will pay the higher/additional rate as I will own two properties at the time of completion of the second house. I also know that I can apply for an SDLT refund on this second house IF I sell the first house within 36 months of buying the second house. If I buy this second house for move into it, then rent out the first house for 12-24 months, then sell it (before the 36 month period ends), am I still eligible to get a refund on the additional/higher SDLT I paid for my second house which I would be living in? Thanks in advance.
