Hi, I have incurred mortgage interest for the property I bought and lived in by myself, I haven't rented it out, can I claim 20% tax relief from the mortgage interest as property finance costs towards my income please? If so, I also incurred this cost in year 2022-2023, but wasn't aware of such tax relief and I checked it wasn't deducted from my tax paid as well, can I claim it back in this year 2023-2024 tax report form in Box 45 'Unused residential property finance costs brought forward' please? Thank you for your reply in advance.

No,
The relief only applies for properties that are rented out.
You cannot claim this against your own property that you live in.
