A child who has their property mortgaged applies for a mortgage to buy a house for their parents. The property is titled at the Land Registry, subject to Lend's decision, and is in the parent's name. 1. Is surplus SDLT incurred? 2. Is surplus SDLT incurred if the Lender requires the parent's name on the mortgage? 3. Is surplus SDLT incurred if the child is the guarantor to secure a mortgage for their parents?
