RE: Rental income transfer to wife
I too have a similar query. I own property solely in my name and currently receive all of the rent. I am in the 40% tax bracket whereas my wife is in the lower bracket. I work full time as well as receive property income. I want to pass 50% of the property income into my wife’s name to legally reduce my tax liability however she is not on the mortgage or listed as an owner of the property. The advice I am receiving from tax advisors is conflicting so I would like to check a few things. 1) can I transfer income via a deed of assignment or a deed of trust to my wife to reduce my tax legally if I own the property solely. 2) if this is possible and choice to split the income 50/50, is she able to claim mortgage relief too if the mortgage is only in my name but coming out of a joint account . The same question applies to all expenses. 3) does this way if possible have to be registered with HMRC and the land registry if ownership stays solely in my name I do plan to add her onto the bank account so it is joint if the income transfer is possible so that it all comes out of one account. I also know I need to check with the mortgage company to see if they agree to this proposal. Thanks
