Hi, I would like to further clarify on the VAT refund on the materials. (Your previous answer: Yes only the VAT registered builder would be able to claim VAT on the materials purchased.There is no special process for this.The VAT registered business would just include the purchases on his regular VAT returns which they submit to HMRC.) There will be materials that I will purchase for finishes (e.g. tiles) and those builder purchases himself (steels, bricks etc). Given your replies for my situation (house unoccupied for 2yrs), only builder can file for VAT refund. Can the builder file for VAT refund for materials purchased by me AND those purchased himself given those for the same project? Thank you -

Hi, So to clarify, in this particular situation, only the builder (who is VAT registered) will be able to reclaim VAT for the building materials he purchases? Is there a specific process for that? Thank you, Ksenia -

Hi, We are about to start renovating our property and it has been empty for >2 years since we purchased due to planning & other permits’ delays. I understand it’s subject to reduced rate of VAT at 5% for the building work. I have a question re VAT rate on the building materials. 1. Could you confirm who/if we can claim VAT back for the materials that either we or our builder buys in order to do the renovation. I understand that builders merchants don’t adjust invoices and so any materials purchased will be charged 20% regardless of who buys it. 2. If it is possible to claim VAT back on the building materials. Then who should do it – builder, the property owner, whoever purchased the materials? 3. Can the VAT refund claim be submitted in parts or does it have to be done as a single application? Is there a time limit by when it has to be filed? Thank you, Ksenia
