I am the sole owner of a buy to let property which comprises a ground floor shop and a two bedroom flat above. Is it possible to make a declaration of trust to allocate the beneficiary of the flat to be my adult son? Thank you

I am a new landlord registering for self assessment for the first time to declare income in the 23-24 tax year. I thought I could register anytime but can see I should have registered by 5th October deadline. All my submissions will be online, should I just go ahead and register online or do I need to ring HMRC? Will I be penalised for registering late, even if I submit my return before 31/1/25? Thank you.
