  • RE: question 3 of the property section of self assessment

Just to clarify, my understanding from this forum is that if the joint tenants are not married, we don't need evidence of declaration stating the rental income ration of owners of a property as Joint tenants. This takes me back to my original question: As my son doesn't take any rental income from a property jointly owned, hence, he's got nothing to declare and, therefore, he doesn't have to do a self-assessment and we don't need a declaration as the property is jointly own with son not spouse. Am I correct?
  • question 3 of the property section of self assessment

I rent a property with my son as joint tenants, and I need clarity on question 3 of the property section of the self-assessment. Although we are joint tenants, I take 100% of the rental income, we have agreed to this therefore my question is do I need to tick the question 3 box stating "if you have any income from property let jointly; put 'x' in the box ? since I am the only one taking 100% of rental income I am unsure?
  • RE: self assessment as joint tenants

I have read few guidances but still need clarification as some guidance say that if you are joint tenants and not in a marriage or civil relationship, you do not need a written formal agreement on the unequal share of the rental income. Therefore in my case, my father takes 100% of the rental income, I don't have anything to declare, as my ratio is 0% hence does this constitute no self assessment on my behalf?
  • self assessment as joint tenants

I own only one rental property with my father, and he takes 100% of all the rental income. It's not a business, and he pays for all the repair expenses that occur. I have read HMRC guidance documents; however, I am still confused about whether I need to submit a self-assessment. My father will submit a self-assessment as he takes the 100% rental income. Am I correct in making the assumption that I don't need to submit a self-assessment as my share is 0% of rental income? (the property is owned as joint tenants, not tenants in common)
  • JOINT TENANTS NOT TENANTS IN COMMON

I own one property with my son as joint tenants, not tenants in common. We have decided that I would take all the rent. Does this agreement have to be in writing and if so can my son and I write up an agreement ourselves and sign it or does it have to be done by a solicitor?
