Hi there, I bought a flat in 2012 and lived in it until 2023. I tried to sell it in 2023, but had no offers, so decided to rent it out for 12 months, then try to sell again. It is currently for sale. 2 weeks ago, I bought another property which is my home. When the flat sells, will I be liable for CGT? Many thanks

Hi,
It is possible that you may have a capital gains liability, as Private Residence Relief will not cover the whole period of ownership. You would need to work out if this is the case or not.  
There is a capital gains calculator below, which leads on to allow you to regiser for capital gains and report and pay the Capital Gains Tax:
