Hi there Can you help pls? I am selling a property that is my only family home. I have owned for 13 years and lived in the house for 10 with my family. Due to working commitments, we all moved out in year 11 and during that a year a friend house sitted for us, no rent was paid, but she did pay for the council tax and utilities, so I made no gain and the arrangement was flexible so we could be back in should we need to. Year 12/13 , work was more guaranteed, so I rented out privately and received rent and paid tax through self assessment. I am aware that I need to pay CTG, but should this be for the 2 years I gained or 3 including the 1 year I didn’t gain? Thanks v much.

Hi,
The gain is based on the increase for the whole period of ownership. This is then reduced with any private residence relief available.

Hi Thanks for this. Can you pls advise if I can still rebase the property value from April 2015, post budget as a non UK resident? I can’t seem to find this option on HMRC and I had draft documents saved down from pre 30/10 which are no longer there. Regards

Hi,
As long as you are not UK tax resident when you dispose of a UK residential property, you can use the rebasing value from April 2015. Please have a look at the guidance, which includes a calculator:

Thanks, so much. Could I ask a final question pls. On the CGT calc, the 18% is calculated off £22,270, what is this number? I thought it was the basic rate of tax, but isn’t this up to £37,700 and even if I deduct PA, it’s £25,130? Many Thanks
