Hi there I am completing the Grant of Probate for my mums estate which includes her property. We have been given a valuation £500K, The Estate Agent has said that it could sell for more or less depending on market fluctuation. We are about £10K under the threshold for inheritance tax on if we use this valuation,. If I get the Grant of Probate and then the property sells for say.... £25K more, would there be any tax implications for CGT or IHT?

Hi,
As the value has been given at 500k, you are already over the IHT threshold.
This is the figure that would be taken as the 'purchase' price when it comes to any CGT.
If it then sells for more, then CGT would be due on the difference.
