I was unaware that I could claim for replacement doors last tax year. Can I claim for them in this tax year?

Hi David Harvey,
No, you can only claim the expense in the tax year in which it arises.
You would need to amend the tax return in question to include the expense of replacement doors.
If you submitted your tax return online, you will be able to log into the tax return and amend it from within your personal tax account.
If you submitted a paper tax return, you would either post an amended SA105 or a letter advising which boxes to amend and the amount.

On a similar query, I only just realised that I could claim for the product fee, valuation fee, lending fee etc etc when re-mortgaging a property, and these can be claimed in the legal management and other professional fees box. I had incurred these fees in the 2021-2022 tax year, but never made the claim. How can I claim for them? Can I amend the 2022-2023 tax SA submission and include them?

Hello, Similar issue. So rental income started in June 2023 but expenses started in February that year. So a lot of expenses are from the previous tax year. Do I have to add another assessment or do I bring these forward as expenses in my current (uncompleted ) return as a loss? Thank you!

If you incurred expenses in a tax year before you commenced trading / letting the property, you can carry the expenses forward to the first year that you commence trading / letting property.  The expenses can be set against the gross profits of the first years trading / rental.  If this generates a loss, the loss can be carried forwards and set against a future gain.

Thanks for the quick reply! So in a nutshell, instead of me doing another 2022 - 2023 return with just expenses, i should complete the current return and under the section that says something like "are you carrying forward expenses" just put Feb/March expenses there? Thanks.

Hi Adwoadei,
The expenses arising in a tax year before the property is rented out, can only be claimed in the first year of rental.
As the property was let in the tax year 2023 to 2024, but you incurred expenes to bring the property up to an appropriate standard in the 2022 to 2023 tax year, you would only be expected to complete a 2023 to 2024 tax return, in which the expenses declared would include those expenses that occured in the 2022 to 2023 tax.
