Hi I own a property that I'm thinking of selling. I have had a long-term lodger of 12 years living in the property with me (extended family member) he paid some of the bills and council tax but no rent at all. I assume that this counts as me having a lodger and not a tenant and therefore I am not eligible for any CGT. Could you please confirm this is correct ?

Hi,
If the following conditions are met then as a lodger, no CGT will be due -
A lodger lives in the landlord’s (main) home and shares living accommodation.
The landlord must live in the property throughout the time the lodger is there.
The lodger must not have ‘exclusive occupation’.
If the landlord provides services
The landlord can move the lodger to a different room in the property
