RE: Income on joint owned property
Hi
Thank you for your question.
As your brother is co-owner, the expenses he pays for his share of the property isn't a consideration when calculating the profit and loss.
We are unable to provide financial advice with regards to the income your mum pays, you will need to consider if you opt for traditional method or rent a room method.Thank you

RE: Transferring Rental Income to Wife (Deed of Assignment)
Hi
In terms of mortgage interest, SAIM10030 - Relief for interest paid: general conditions: the claimant - HMRC internal manual outlines that relief.
This may only be claimed by the person/parties who took out the loan/ pays the interest on the loan, so this depends on the terms when the mortgage was initally set up.
So if the mortgage is solely in your name all the relief would be claimed by you.Thank you

HMRC will update the company’s record when your letter is reviewed. If you would like HMRC to confirm receipt of your letter, you can request this by calling us on 0300 200 3410. Thank you
