Hi,
As you have rental income from a UK property, you are taxable on this income in the UK in the first instance, under article 7 of the UK / New Zealand tax treaty.

This income must be declared in a self assessment tax return (SA100) every year and on supplementary pages SA106 (property) to declare the rental income and expenes and SA109 (residence) to claim that you are not UK resident and entitled to claim personal allowances.
Any UK tax payable, should then be claimed as a tax credit in New Zealand. If your tax free personal allowance is more than the net property income, then there is no tax to pay, but a tax return is still required.You should consider contacting HMRC's 'Let Property Campaign' regarding the taxable rental income of the last 5 years.

RE: French national returning to UK
Hi,
The income from UK property and land is taxable in the first intance in the UK, as per the tax treaty between the UK and France, under article 6 income from immoveable property, even when you are not resident in the UK. This should have been declared in a tax return for each of the tax years that the income has arisen in and any UK tax payable, claimed as a tax credit in France.

If the UK property is jointly owned, then both you and your husband would need to complete tax returns for the tax years in question. You may wish to consider the let property campaign run by HMRC.

The cost of the advisor fees includes VAT, so that total figure is your costs in acquiring and disposing of the assets. It is the advisor that need to conditer the VAT implications.

Hi,
Accumulations dividends are entered in the 'other dividends' box 5 on page TR3 of SA100. UK authorised unit trusts, open-ended investment companies and investment trusts, these are paid without tax deducted and include the full amount of these distributions in box 2 on page TR3 of SA100.

Hi,
On filing your tax return, the amount owed is calculated, then applied to your Self Assessment statement. After this, any payments on account already made or any other payment surpluses present are applied against the amount owed.

RE: How to correctly enter US dividends in online tax return?
Hi,
This would be declared in the foreign section of the SA106. You would tick 'yes' to the question "If you received any foreign income", when tailoring your tax return online. In the "fill in your return" section, click on the 'Foreign' option. Within that, tick the square box for "Dividends from foreign companies" as this will tailor the tax return with the boxes you require.
