Non Resident Landlord and Self Assessment
2022 - 2023 is the first time I have done my taxes, after realizing that my accountant was not taking into account my expenses. I need to submit amendments for the following years: 2020 – 2021; and 2019 – 2020 The tax office used by my accountant is: Chapel Wharf Area Trinity Bridge House 2Dearmans Place Salford M3 5BS Do I send the amendments to this address? RE: SA109 - Not Submitted
Thank you. As clock was running down to file, through my third party software, I was able to do an amendment, filled in the SA109 and resubmit the full 2022-2023 tax form. HMRC emailed me a receipt showing that the full tax form SA!00 and SA109 was received. Do I still need to submit in paper form? -
SA109 - Not Submitted
I did not submit my SA109 with my 2022-2023 self-assessment on Friday - January 26th, 2024 - first time doing my taxes. I have already received a receipt from HMRC informing me that my self assessment was accepted. In order to submit the SA109, I will need to resubmit the SA100, will this be a problem? Thank you -
Unsigned Self Assessment Return 2022-2023
I submitted the above on 26/01/2024. However, I was not able to attach a signature on the online form, only a date. I have received a receipt from HMRC letting me know that my tax assessment was received. My question is: would the unsigned self assessment be a problem or can I resubmit a signed version (I would have to wait until I speak to the support staff for the third party software company) to find out how to attach the signature. This is my first time completing my self assessment form and I am petrified of making any mistake in claiming. My property have been undergoing renovations and will be ready for renting within the next 2 months:. My questions are, can I claim for the following whilst my property was empty: 1. Buildings Insurance 2. Council Tax I had to purchase the following in order to ready the flat for renting: 1. Gas Safety Certificate and Annual Gas Contract 2. Energy Performance Certificate (EPC) 3. I have a UK phone that is used to receive texts from contractors - cost is 30 pounds per month 6. Curtain Rods for bedrooms and Front Room 7. Curtains for Bedrooms and Front Room 8. Nom- Resident Landlord and recommended Software
As a non resident landlord, I have decided to complete my self assessment taxes this year, instead of continuing with my accountant. My property have been empty for the past 3 years and will be back on the market by March 2024. Before purchasing the software recommended by HMRC for non-resident landlords, I would appreciate advice from board members on their choice. Thanks -

Taxation on Civil Service Pension
I worked for the Civil Service for a large number of years which enabled me to receive a pension. Since I was no longer in the UK, I completely forgot that the Civil Service pension as payable at aged 60. After speaking to friend one day who mentioned that she was now receiving her pension, I got in touch with Civil Service pensions and was told that my pension was payable at age 60, I was 63 at the time. I received my pension, plus the back 3 years that I had not claimed. My question is, was this back payments taxable? If I had received the pension at aged 60, no taxes would have been paid? I have been sending in self assessment through my account. When he completed my taxes for that year, where my taxes should have been zero during the previous 3 years, I was made to pay taxes. Should he offset the 3 year back payments against those zero years? -
RE: Requested the A1 form to HMRC
I think that Mondays and Tuesdays are so busy with everyone trying to get through, that it becomes frustrating. For me, I find that the best time to call HMRC is after 3 pm Wednesday thru Friday.
