Thank you for your question. Yes the same tax rules would apply. Any income over the rent a room relief limit would be taxable. If no other income was received then the first £12570 would
be tax free, the remainder above this would be taxed at 20%.

Even if you converted your existing shares/holdings into a Stocks & Shares ISA, you would still be liable to CGT if having sold your shares you made a Capital Gain of more than £3,000 -

and progress chase your UTR number. If you receive a late filing penalty through a delay in you receiving your UTR number, you could appeal against the penalty by going to www.gov.uk
and searching for SA370. This will allow you to submit an online appeal once your tax return is received.

You would be able to claim a percentage of the finance cost as an expense against business use. Have a look at

You would declare the ETF equities as dividends and pay tax on them. If you dispose of them, then you could have capital gains tax to pay.
