Though there may be other explanations, it could be that your tax code has changed to anticipate your monthly income increasing by £1000.

This depends on which accounting method you decide to use.
Most small businesses and sole traders use Cash Accounting, where the income is declared for the date it was earned and invoiced - in your case, you would file a 22/23 return to declare your Sept 2022- April 2023 income.
Cash basis
But you may decide to use traditional accounting instead.

As it is a loan, it is only any interest that you receive on this that is taxable.
As you are not the owner of the property, it is not liable to capital gains. if interest has been paid, it forms part of your personal savings allowance and you would need to report this in writing.
