Hi fleeting glimpse,
The tax is based on the total income received and you will be due to pay 20% on the rental income.
The additional tax due may be due to other items claimed/not claimed in the return but were in your tax code.

VAT and EORI is not required by private individuals, customer will have to use a courier or postal service who will handle the declarations and customs charges will be paid to them.

Use of VM 1 for consignments over £20,000 - email evidence

Guidance on Valuation Method 1 advises to use the seller’s invoice or whatever document they use to ask for payment as evidence, providing that:
• there can be no doubt about the document’s authenticity
• it carries enough information to show that the transaction value declared is the total amount paid or payable

RE: How long to receive an EU REX number?
Hi Scott Fernie,
REX numbers are no longer issued in GB and you cannot apply to become a registered exporter if your business is established in Great Britain.
It is only issued to the traders based in NI,
Apply to become a registered exporter if you're established in Northern Ireland
If the trader is established in EU and has applied for REX in that country then they need to check with the relevant customs authority about the timescales.

The reason your are being charged is because it has been sent as standard import.
If the goods are returning to UK, returned goods relief needs to be claimed while arranging the post from exporting country.

The parcel or courier company (for example, Royal Mail or Parcelforce) is responsible for taking goods through UK customs.
Any charges due will be paid to them by the importer although there is a threshold for postal imports where charges do not apply.
